Property Management

Chartwell Group currently manages approximately 750,000 square feet in Northeast Ohio. The company is led by Debra C. Gulick, who offers over 20 years of property management experience. According to Debra, “In property management, our objective is to create value for owners.” Chartwell’s third-party management has led to the firm managing, leasing, and selling some very prestigious properties in the city, including the Lorenzo Carter Building, the Baker Building on E. Sixth St. and others.

Receiverships
Chartwell Group also provides receivership services for accounts in distress. If a lending institution forecloses on a property, the courts have in the past approached Chartwell Group to act as the receiver. Chartwell, in its expertise, will then stabilize the property and get it ready for eventual sale. The property management side takes responsibility for daily operating functions such as collecting rents, paying bills, and performing maintenance.

Asset Management
Asset management encompasses much more than the daily property management functions. It advises clients on capital structure, debt placement, and value enhancement. Annually, Chartwell oversees millions in project renovations and development. They manage the property as a financial asset, controlling costs and maximizing cash flow.
