Chartwell Group currently manages approximately 1,000,000 square feet in Northeast Ohio and offers over 20 years of property management experience. Our Property Management objective is to create value for owners. Chartwell’s third-party management has led to the firm managing, leasing, and selling some very prestigious properties in the city, including the Lorenzo Carter Building, the Baker Building on E. Sixth St. and others.
Receiverships
Chartwell Group also provides receivership services for accounts in distress. If a lending institution forecloses on a property, the courts have in the past approached Chartwell Group to act as the receiver. Chartwell, in its expertise, will then stabilize the property and get it ready for eventual sale. Asset Management
Asset management encompasses much more than the daily property management functions. It advises clients on capital structure, debt placement, and value enhancement. Annually, Chartwell oversees millions in project renovations and development. They manage the property as a financial asset, controlling costs and maximizing cash flow.

What will Chartwell do for you?
Within 30 days of signing a Management Agreement with the Chartwell Group, we will develop a Management Plan setting the foundation for effective management of the property. As part of the Management Plan, we will conduct:
Chartwell Property Management Team
Market Analysis to determine current competitive rent levelas in the market and the optimal rental rates for the property.
Property Analysis to evaluate the physical condition and appearance of the property's exterior, interior, and operating equipment.
Lease Analysis to evaluate the physical condition and appearance of the property’s exterior, interior, and operating equipment.
Statement of Owner's Objectives, which are critical in formulating a successful Management Plan.
The Management Plan will then be formulated using the above analysis to prepare an appropriate operating budget, establish projected operating costs and reserve levels.
Maintenance
Cost Effective Maintenance
Our goal is to provide the most cost-effective maintenance service possible. Chartwell has developed a "preferred vendor" list and utilizes a variety of vendors and contractors for routine maintenance, as well as capital improvement and repair projects. Our vendors and contractors are required to carry liability insurance and workers compensation, which is verified prior to the start of a project. Competitive bids are gathered from vendors and contractors are then presented to the ownership with recommendations. Chartwell supervises and monitors projects from the beginning to end, ensuring completion in compliance with the specifications of the contract and client satisfaction. There is no mark-up of work performed by our vendors and contractors. Our cost is the client's cost.
Payables/Accounting
Professional Accounting
Chartwell Group utilizes the Skyline Property Management Software program by SS&C Technologies. With this nationally recognized, integrated software program, our management team is capable of managing cash accounts, investment accounts, accrual accounts and fiscal accounts. We have the ability to customize financial reports to meet the client’s needs, including detailed monthly or quarterly reports.
We utilize a laser billing nodule through Skyline Property Management Software to produce monthly or quarterly CAM (common area maintenance) charges, association fees, utilities, etc. The general ledger function allows us to carefully track expenses to budget.
